Vodnjan je grad u južnoj Istri, smješten desetak kilometara od Pule. Pozicioniran je na odličnom geografskom položaju odmah iznad bajkovite Fažane te na samom izlazu s autoceste, odnosno istarskog ipsilona.

Upravo u ovom Istarskom gradiću, na samom rubu starogradske jezgre smjestila se ova prostrana vila. Kuća je ukupne stambene površine 537m2 te leži na čestici površine 400m2. Pristupni put ka nekretnine je čak s dvije strane, odnosno s dvije različite ulice što je dodatna prednost i veći komfor.

Kao modeli grijanja u kući se nalazi priprema za centralno grijanje koje je sprovedeno kroz cijelu kuću, kalijeva peć na drugom katu te 5 inverter klima jedinica kao dodatak za grijanje te kao primarna solucija za hlađenje. Također bitno je napomenuti i to da se na krovu kuće nalaze solarni paneli koje služe primarno za grijanje i dogrijavanje tople vode u cijeloj kući te je povrh toga i ugrađen grijač koji istu grije ako se isti nisu uspjeli napuniti.

Vodnjan is a town in southern Istria, located ten kilometers from Pula. It is positioned in an excellent geographical position just above the fairytale town of Fažana and right at the exit from the highway, i.e. the Istrian epsilon.

This spacious villa is located right in this Istrian town, on the very edge of the old town core. The house has a total living area of 537m2 and is located on a plot of 400m2. The access road to the property is even from two sides, that is, from two different streets, which is an additional advantage and greater comfort.
Upon entering the house, I enter a corridor from which one part leads to the tavern and accompanying facilities, and the other part to the living area of the ground floor of the house. In the part where the tavern is located, apart from the space itself for socializing and dining with a table for up to 14 people. we have access to part of the covered terrace that leads to the yard. Vodnjan ist eine Stadt im Süden Istriens, zehn Kilometer von Pula entfernt. Es befindet sich in einer hervorragenden geografischen Lage direkt über der Märchenstadt Fažana und direkt an der Ausfahrt der Autobahn, dem istrischen Epsilon.

Diese geräumige Villa befindet sich direkt in dieser istrischen Stadt, am äußersten Rand des Altstadtkerns. Das Haus hat eine Gesamtwohnfläche von 537m2 und liegt auf einem Grundstück von 400m2. Im Hinterhof finden wir einen großen Swimmingpool mit zusätzlichem Whirlpool, eine ordentlich gepflasterte Terrasse mit Sonnenliege, Zugang zur Umspannstation des Pools und den Eingang zu dem Bereich, von dem aus wir in den Raum hinuntergehen, der als Abstellraum gedacht ist Es gibt auch einen Maschinenraum und einen zusätzlichen Raum, der als Weinkeller genutzt wird.
Im zweiten Teil des Erdgeschosses gibt es einen großen Flur, von dem aus man die Küche, das Wohnzimmer mit Esszimmer, das Badezimmer und zwei Schlafzimmer sowie den Parkplatz, also den anderen Teil des Hofes, erreicht ist als Parkplatz gedacht.
Die 1. und 2. Etage des Anwesens sind über eine schöne und gepflegte Marmortreppe erreichbar. Die erste Etage des Hauses besteht aus einem Flur, einer Küche, drei geräumigen Schlafzimmern, drei Badezimmern und drei Wohnzimmern, die jeweils über ein ausziehbares Bett und alle notwendigen Installationen für die Einrichtung einer Küche verfügen. Im zweiten Stock haben wir außerdem drei weitere Schlafzimmer, eine separate Toilette und ein separates Badezimmer.

Das Haus ist mit hochwertigen Möbeln ausgestattet, es wurde im Jahr 2014 renoviert und komplett adaptiert und es wurde viel Geld in das Haus investiert, wobei Wert auf die Wohnqualität gelegt wurde, was auch der Energieausweis der Klasse „B" selbst belegt. Als Heizmodelle im Haus gibt es eine Vorbereitung für eine Zentralheizung, die im ganzen Haus durchgeführt wird, einen Kaliofen im zweiten Stock und 5 Inverter-Klimaanlagen als Ergänzung zum Heizen und als primäre Lösung zum Kühlen.
