According to the spatial plan of the municipality of Rogoznica, the land is located on the edge of the construction area, so part of the plot (4,852 m²) is in the construction zone, while the remaining 4,917 m² is outside the construction zone, namely agricultural land. The land is not cultivated, it is located on a slope and faces the south side with a smaller view of the sea. It has an asphalt access road, and the infrastructure (electricity and water) is located along the edge of the plot. The distance from the sea and the beach is 500 m, and from the center of Rogoznica 2.8 km.

Laut Raumordnungsplan der Gemeinde Rogoznica liegt das Grundstück am Rande des Baugebiets, sodass ein Teil des Grundstücks (4.852 m²) in der Bauzone liegt, während die restlichen 4.917 m² außerhalb der Bauzone liegen und Agrarland darstellt.
Das Grundstück ist nicht bebaut, es liegt an einem Hang und ist nach Süden ausgerichtet mit einem geringen Blick auf das Meer. Es verfügt über eine asphaltierte Zufahrtsstraße und die Infrastruktur (Strom und Wasser) befindet sich am Grundstücksrand.
