HOTEL U GORSKOM KOTARU

U srcu predivnog Gorskog kotara, na zapadnim obroncima Bjelolasice, smjestilo se Begovo Razdolje koje je ujedno i najviše naselje u Hrvatskoj i s potpuno očuvanim prirodnim okolišem. Ne samo to, tamo se pomno čuva njihovo nasljeđe kao što je specifično štokavsko i ikavsko narječje te tradicionalne kućne radinosti.
Radi svega toga to je magično mjesto koje će vas zadiviti u svakom pogledu.
Hotel se nalazi u jedinom naseljenom mjestu u Hrvatskoj iznad tisuću metara. Karakteristične arhitekture i ugodnog ambijenta hotel ima 43 sobe sa 86 ležajeva, aperitiv bar, restoran, prostor za seminare, salon za zabavne igre i prekrasnu ljetnu terasu. Smještaj je komforan u dvokrevetnim i trokrevetnim sobama opremljenim kupaonicom (ležeća kada, tuš, WC), telefonom i TV-om i mini barom. Svaka soba ima svoj balkon.
Hotel je u potpunosti renoviran u veljači 2007. Bogata i raznovrsna gastronomska ponuda restorana, uz standardno ukusne pansionske obroke, sadrži i sve goranske specijalitete: jela od divljači, žabe, pastrve, slastice od šumskog voća... a za organizirane grupe preporučuje se usluga cateringa. U zimskim mjesecima u ponudi je skijanje, škola skijanja, najam ski opreme, sportska animacija, snow - board, sanjkanje i skijaško trčanje u neposrednoj blizini hotela. U pokretninama je i vučnica za stazu od 400 m.
Trenutno je hotel zatvoren (prizemlje i suteren su ispraznjeni) u cilju detaljne obnove i povišenja kategorizacije za što je u potpunosti pripremljena dokumentacija i troškovnici:

1) ARHITEKTONSKI PROJEKT – obnova ovojnice
Toplinska izolacija vanjskih neprozirnih i prozirnih dijelova ovojnice zgrade
a. Vanjskih zidova - pročelja, sa zamjenom vanjske stolarije i ovojnicom prostora koji se kondicioniraju na različite uvjete od okolnih prostora (wellness)
b. Sanacija krovišta
c. Strop prema tavanu izvan otvorenog i ventiliranog prostora i podu na tlu.
2) STROJARSKI PROJEKT
Grijanje, hlađenje, ventilacija i potrošna topla voda - aktivnosti uvođenja obnovljivih izvora energije – dizalica topline zemlja-voda i solarni kolektori
3) ELEKTROTEHNIČKI PROJEKT
Poboljšanje postojećeg ili ugradnja učinkovitijeg sustava unutarnje rasvjete; obnova postojećih ili ugradnja novih elektroinstalacijskih krugova za napajanje i upravljanje strojarskim instalacijama i drugim trošilima, a isto obuhvaća instalaciju KNX sustava (pametne sobe), ozvučenje, sustav dojave požara i brtvljenje elektroinstalacija
4) PROTUPOŽARNI ELABORAT
5) PROJEKT RACIONALNE UPOTREBE ENERGIJE I TOPLINSKE ZAŠTITE
6) PROJEKT INTERIJERA – suteren (polivalentna sala, dj.igraonica) i 1.kat (recepcija, restoran, bar, sala za sastanke)
7) PROJEKT WELLNESSA
8) PROJEKT KUHINJE po HACCP načelima

In the heart of beautiful Gorski Kotar, on the western slopes of Bjelolasica, lies Begovo Razdolje, which is also the highest settlement in Croatia and with a completely preserved natural environment. Not only that, their heritage, such as the specific dialect and traditional home made is carefully preserved there.
For all that, it's a magical place that will amaze you in every way.
The hotel is located in the only inhabited place in Croatia above a thousand meters. With its characteristic architecture and nice ambience, the hotel has 43 rooms with 86 beds, an aperitiv bar, a restaurant, a seminar room, a games room and a beautiful summer terrace. Accommodation is comfortable in double and triple rooms equipped with bathroom (reclining bathtub, shower, toilet), telephone and TV and mini bar. Each room has its own balcony.
The hotel was completely renovated in February 2007. The rich and varied gastronomic offer of the restaurant, along with standard tasty board meals, includes all the mountain specialties: venison dishes, frogs, trout, forest fruit desserts ... and for organized groups the service is recommended catering. In the winter months they offer skiing, ski school, ski equipment rental, sports animation, snowboarding, sledding and cross-country skiing in the immediate vicinity of the hotel. There is also a 400 m long ski lift.
Currently, the hotel is closed (ground floor and basement vacant) with the aim of detailed renovation and increase of categorization, for which documentation and cost lists are prepared:
1) ARCHITECTURAL PROJECT - envelope renewal
Thermal insulation of the outer opaque and translucent parts of this building building
a. Exterior walls - facades, with replacement exterior joinery and these spaces that fit different conditions from the surrounding spaces (wellness)
b. Roofing
c. Ceiling to ceiling outside open and ventilated area and floor on floor.
2) MECHANICAL PROJECT
Heating, Cooling, Ventilation and Domestic Hot Water - Renewable Energy Activities - Ground-Water Heat Crane and Solar Collectors
3) ELECTRICAL DESIGN
Improvement of existing or installation of used indoor lighting system; Renovation of existing or installation of new wiring circuits for power supply and control of mechanical installations and other consumables, including the installation of KNX systems (smart rooms), sound systems, fire alarm systems and sealing of wiring
4) FIRE FIGHTING ELABORATE
5) PROJECT OF RATIONAL ENERGY USE AND HEAT PROTECTION
6) INTERIOR PROJECT - basement (polyvalent hall, games room) and 1st floor (reception, restaurant, bar, meeting room)
7) THE WELLNESS PROJECT
8) KITCHEN DESIGN according to HACCP principles

The tour of the real estate is solely with the signed intermediary contract, which was based on further action related to the sale and payment of commissions, all of which is sufficient to the Law on Real Estate Brokerage.
