Renovirana kamena kuća

Lokacija kuće
Ova autentična istarska kamena kuća nalazi se u malenom selu 18 km od Poreča i isto toliko od mora. S jedne strane kuća je vezana na susjednu zgradu. U susjedstvu se nalaze stambene privatne kuće od kojih neke služe kao kuće za odmor.

Raspodjela prostorija
Kuća se sastoji od prizemlja, prvog kata te drugog kata.
U prizemlju se nalazi konoba s kaminom i dva spremišta. Postavljeni su priključci za WC. S vanjske strane u prizemlju se nalazi garaža koja trenutno služi kao alatnica odnosno radna prostorija.
Prvi kat se sastoji od ulaznog prostora, dnevnog boravka s kuhinjom i zatvorenom vanjskom terasom, velikog kupatila i spavaće sobe.
Na drugom katu nalaze se dvije spavaće sobe.

Grijanje i hlađenje
Kuća je opremljena klima uređajima za grijanje i hlađenje. Dodatno postoji kamin u konobi u prizemlju, a na prvom katu u kuhinji je peć na drva.

Vrt i okućnica
Zemljište se sastoji od više parcela koje su sve međusobno povezane, ukupna veličina je 1.400 m2. Dio okućnije lijepo je uređen kao dvoršte sa starim bunarom i nadstrešnicom za parkiranje jednog vozila te za odlaganje drva za ogrjev. Osim toga, dio je uređen kao vrt.

Kuća je renovirana 2008. Godine i prodaje se potpuno namještena.

Renovated stone house

Location of the house
This authentic Istrian stone house is located in a small village 18 km from Poreč and the same distance from the sea. On one side the house is connected to the neighbouring building. In the neighborhood there are residential private houses, some of which serve as holiday homes.

Layout of rooms
The house consists of a ground floor, first floor and second floor.
On the ground floor there is a tavern with a fireplace and two storage rooms. Toilet connections have been installed. On the outside of the ground floor, there is a garage that currently serves as a storage room/work room.
The first floor consists of an entrance area, a living room with a kitchen and a closed outdoor terrace, a large bathroom and a bedroom.
There are two bedrooms on the second floor.

Heating and cooling
The house is equipped with air conditioners for heating and cooling. Additionally, there is a fireplace in the tavern on the ground floor, and there is a wood stove in the kitchen on the first floor.

Outside area
The land consists of several plots that are all interconnected, the total size of which is 1,400 m2. Directly in front of the house is the yard with an old well and a carport for parking one vehicle and for storing firewood. In addition, part of the plit is arranged as a garden.

Renoviertes Steinhaus

Lage des Hauses
Dieses authentische istrische Steinhaus befindet sich in einem kleinen Dorf 18 km von Poreč und ebenso weit vom Meer entfernt. Auf einer Seite ist das Haus an das Nachbargebäude angebunden. In der Nachbarschaft gibt es private Wohnhäuser, von denen einige auch als Ferienhäuser dienen.

Raumaufteilung
Das Haus besteht aus Erdgeschoss, erstem Stock und zweitem Stock.
Im Erdgeschoss gibt es eine Taverne mit Kamin und zwei Lagerräume. Die Anschlüsse für eine Toilette wurden installiert. Ebenfalls im Erdgeschoss, von außen zugänglich, befindet sich eine Garage, die derzeit als Werkzeugraum bzw. Arbeitsraum dient.
Die erste Etage besteht aus einem Eingangsbereich, einem Wohnbereich mit Küche und geschlossener Außenterrasse, einem großen Badezimmer und einem Schlafzimmer.
Im zweiten Stock befinden sich zwei Schlafzimmer.

Heizung und Kühlung
Das Haus ist mit Klimaanlagen zum Heizen und Kühlen ausgestattet. Darüber hinaus gibt es in der Taverne im Erdgeschoss einen Kamin und in der Küche im ersten Stock einen Holzofen.

Außenbereich
Das Gesamtgrundstück besteht aus mehreren miteinander verbundenen Parzellen, die Gesamtgröße beträgt ca. 1.400 m2. Der Außenbereich direkt vor dem Haus ist als Hof mit einem alten Brunnen und einem überdachten Carport zum Abstellen eines Fahrzeugs und zur Lagerung von Brennholz gestaltet. Darüber hinaus ist ein Teil des Grundstücks als Garten angelegt.

Sonstiges
Das Haus wurde 2008 renoviert und wird komplett möbliert verkauft.
