Renovirana kamena kuća s bazenom

Lokacija kuće:
Ova autentična istarska kamena kuća nalazi se u malenom selu 18 km od Poreča i isto toliko od mora. U susjedstvu se nalaze stambene privatne kuće od kojih neke služe kao kuće za odmor.

Raspodjela prostorija:
Kuća se sastoji od suterena, visokog prizemlja, prvog kata te jedne prostorije u potkrovlju.
U suterenu se nalazi prostrana konoba s kaminom, malom pomoćnom kuhinjom i kompletno opremljenom kupaonicom. Ova konoba je zasebna prostorija u koju se ulazi direktno iz dvorišta kroz natkrivenu terasu.
Sa zasebnim ulazom u prizemlju se nalaze dnevni boravak s blagovaonom i kuhinjom, dvije spavaće sobe i jedna kupaonica. Ispred boravka je velika natkrivena terasa kroz koju se i direktno može ulaziti u kuću, a iz blagovaone postoji direktan pristup natkrivenom balkonu.
Na katu se nalaze dodatne dvije spavaće sobe, još jedna kupaonica te zasebna prostorija koja je uređena kao manji boravak i ima malu pomoćnu kuhinju. Iz ove prostorije postoji direktan izlaz na otvoreni balkon s lijepim pogledom na okolne kuće i na prirodu.
Iz hodnika na katu preko stepeništa dolazi se do prostorije u potkrovlju koja služi kao radna soba. Sa tri strane je zatvorena staklenim stjenama i okružena otvorenom terasom sa koje se pruža 360° predivni panoramski pogled na okolno mjesto i na brežuljke u daljini kao i na more.

Grijanje i hlađenje:
Kuća je opremljena centralnim grijanjem na drva, dodatne postoje klima uređaji za grijanje i hlađenje. U konobi postoji i otvoreni kamin.

Vrt i okućnica:
Okućnica je jako lijepo uređena, ispred kuće se mogu parkirati nekoliko vozila, a iza kuće je vrt s bazenom, sunčalištem i otvorenom terasom. Zemljište je omeđeno zidom i pruža puno privatnosti.

Renovated stone house with pool

Location of the house:
This authentic Istrian stone house is located in a small village 18 km from Poreč and the same distance from the sea. In the neighborhood there are residential private houses, some of which serve as holiday homes.

Layout of rooms:
The house consists of a half-basement, ground floor, first floor and one room in the attic.
In the basement there is a spacious tavern with a fireplace, a small auxiliary kitchen and a fully equipped bathroom. This tavern is a separate room that is entered directly from the courtyard through a covered terrace.
With a separate entrance, on the ground floor there is a living room with dining room and kitchen, two bedrooms and one bathroom. In front of the living room is a large covered terrace through which you can directly enter the house, and from the dining room there is direct access to a covered balcony.
Upstairs there are two additional bedrooms, another bathroom and a separate room that is arranged as a smaller living room and has a small auxiliary kitchen. From this room there is a direct exit to an open balcony with a beautiful view of the surrounding houses and nature.
From the corridor on the first floor, via the stairs, you can reach the room in the attic, which at the moment serves as a study. It is closed on three sides by glass walls and surrounded by an open terrace that offers a 360° stunning panoramic view of the surrounding area and the hills in the distance as well as the sea.

Heating and cooling:
The house is equipped with central heating via firewood, there are additional air conditioners for heating and cooling. There is also an open fireplace in the tavern.

Garden and yard:
The yard is very nicely decorated, several vehicles can be parked in front of the house, and behind the house there is a garden with a swimming pool, sunbathing area and an open terrace. The land is bordered by a wall and offers a lot of privacy.

Renoviertes Steinhaus mit Pool

Lage des Hauses:
Dieses authentische istrische Steinhaus befindet sich in einem kleinen Dorf 18 km von Poreč und ebenso weit vom Meer entfernt. In der Nachbarschaft gibt es private Wohnhäuser, von denen einige als Ferienhäuser dienen.

Raumaufteilung:
Das Haus besteht aus Souterrain, Hochparterre, Obergeschoss und einem Raum im Dachgeschoss.
Im Souterrain gibt es eine geräumige Taverne mit Kamin, eine kleine Küchenzeile und ein komplett ausgestattetes Badezimmer. Diese Taverne ist ein separater Raum, der direkt vom Innenhof über eine überdachte Terrasse betreten wird.
Mit separatem Eingang befinden sich im Erdgeschoss ein Wohnzimmer mit Essbereich und Küche, zwei Schlafzimmer und ein Badezimmer. Vor dem Wohnzimmer befindet sich eine große überdachte Terrasse, über die man auch direkt ins Haus gelangen kann, und vom Esszimmer aus besteht direkter Zugang zu einem überdachten Balkon.
Im Obergeschoss befinden sich zwei weitere Schlafzimmer, ein Badezimmer und ein separater Raum, der als kleiner Aufenthaltsraum eingerichtet ist und über eine kleine Teeküche verfügt. Von diesem Raum aus gibt es direkten Ausgang auf einen offenen Balkon mit schöner Aussicht auf die umliegenden Häuser und die Natur.
Vom Flur im ersten Stock gelangt man über eine Treppe in den Raum im Dachgeschoss, der derzeit als Arbeitszimmer dient. Dieser ist an drei Seiten von Glasfronten und von einer offenen Terrasse umgeben, die einen wunderschönen 360°-Panoramablick auf den umliegenden Ort, die Hügellandschaft in der Ferne sowie auf das Meer bietet.

Heizung und Kühlung:
Das Haus ist mit einer über Holz betriebenen Zentralheizung ausgestattet, es gibt zusätzliche Klimaanlagen zum Heizen und Kühlen. In der Taverne gibt es außerdem einen offenen Kamin.

Garten und Hof:
Der Außenbereich ist sehr schön gestaltet, vor dem Haus können mehrere Fahrzeuge geparkt werden und hinter dem Haus befindet sich ein Garten mit Swimmingpool, Sonnendeck und Terrasse mit Sitzmöglichkeiten. Das Grundstück ist durch eine Mauer begrenzt und bietet viel Privatsphäre.

Sonstiges:
Das Haus wurde 2006 renoviert und wird komplett möbliert verkauft.
