U istočnom dijelu središnje Istre, na visokom platou iznad doline rijeke Raše i u zaleđu grada Labina nalazi se prostrano građevinsko zemljište ukupne kvadrature 32322 m². Osebujna lokacija, blizina mora, ali i bujnih šuma označava holistički spoj zelenog i plavog; smješteno u malom mjestu ispod prometnice Labin-Rijeka, a pripada općini Kršan.

Zemljište ima izlaz na more i vlastiti prilaz na divlju plažu do koje je pristup moguć isključivo po ovoj parceli.

Ono što je zanimljivo napomenuti je da je u susjednom mjestu planskom dokumentacijom predviđena i izgradnja golf terena što svakako ide u prilog budućem kupcu ovakve nekretnine.

U neposrednoj blizini zemljišta je postojeća infrastruktura (voda, telefon i struja). Također u blizini su tri lijepe plaže, Bobina, Brestova i Stupova.
Cestovna udaljenost od grada Labina je 20 km, do Mošćeničke Drage dijeli Vas 10 km. Opatija na 30 km udaljenosti a Rijeka oko 40 km.
U neposrednoj blizini se nalazi i trajektno pristanište Brestova s vezom na otoke Cres i Lošinj što ovom zemljištu pruža i otvoreni pogled na more, Kvarnerski zaljev i otoke Krk, Cres i Lošinj.

In the eastern part of central Istria, on a high plateau above the valley of the river Raša and in the hinterland of the town of Labin, there is a spacious building plot with a total area of ​​32322 m2. Distinctive location, proximity to the sea, but also lush forests means a holistic blend of green and blue; located in a small town below the road Labin-Rijeka, and belongs to the municipality of Kršan.

The land has access to the sea and its own access to the wild beach, which can be accessed only on this plot.
