Projektirana vila okružena prirodom, nalazi se u malom, mirnom mjestu udaljenog od mora 30 km a od Žminja 7 km. Projekt se može i prilagoditi po želji kupca.
Po sadašnjem projektu vila bi imala stambenu površinu od 250 m2 kroz prizemlje i kat te dodatno u prizemlju saunu i teretanu s 80 m2. U prizemlju su predviđeni hodnik, kuhinja, blagovaona i dnevni boravak s direktnim pristupom vrtu i terasi, spavaća soba s vlastitom kupaonicom, WC za goste, spremište i tehnička soba. Na katu su planirane još tri spavaće sobe, svaka sa svojom kupaonicom, a dvije sobe imaju i svoj balkon.
Za grijanje i hlađenje predviđeno je podno grijanje u kupaonicama i fen coileri preko toplinske pumpe sa solarnim kolektorima.
Na vanjskom dijelu će se nalaziti grijani bazen, sunčalište, roštilj i uređeni vrt.
Za parkiranje predviđena je garaža za dva vozila.
Vila se prodaje bez namještaja, a po želji kupca uz nadoplatu moguće je uključiti unutarnje uređenje.

Building project: Villa surrounded by nature, located in a small, peaceful place 30 km from the sea and 7 km from Žminj. The project can be customized according to the customer's wishes.
According to the current project, the villa would have a living area of 250 m2 on the ground floor and first floor, and additionally on the ground floor there would be a sauna and a gym with 80 m2. On the ground we have the hallway, kitchen, dining room and living room with direct access to the garden and terrace, a bedroom with its own bathroom, a guest toilet, a storage room and a technical room. Upstairs, three more bedrooms are planned, each with its own bathroom, two of which have their own balcony.
For heating and cooling, underfloor heating in the bathrooms and fan-coilers via heat pump with solar collectors are provided.
The outdoor area will have a heated swimming pool, sun deck, barbecue and landscaped garden.
There will be a parking garage for two vehicles.
The villa is being sold without furniture. If the buyer wishes, it is possible to include interior decoration for an additional charge.

Bauprojekt: Naturnah gelegene Villa in einem kleinen, ruhigen Ort, 30 km vom Meer und 7 km von Žminj entfernt. Das Projekt kann noch nach Wunsch des Käufers angepasst werden.
Gemäß aktuellem Projekt hätte die Villa im Erd- und Obergeschoss eine Gesamtwohnfläche von 250 m2, zusätzlich gäbe es im Erdgeschoss eine Sauna und einen Fitnessraum mit 80 m2. Im Erdgeschoss sind vorgesehen: Flur, Küche, Esszimmer und Wohnzimmer mit direktem Zugang zum Garten und zur Terrasse, ein Schlafzimmer mit eigenem Bad, ein Gäste-WC, ein Abstellraum und ein Technikraum. Im Obergeschoss sind drei weitere Schlafzimmer mit jeweils eigenem Bad geplant, zwei der Zimmer mit eigenem Balkon.
