Lokacija kuće:
Ova novoizgrađena kuća nalazi se na rubu mirnog mjesta, udaljena od mora 5 km a od grada Poreča 7 km. Susjedstvo je mirno s privatnim kućama za odmor, osim toga okruženo šumom.

Neubau nahe Porec - Haus mit Pool

Standort des Hauses:
Dieses neu erbaute Haus liegt am Rande eines ruhigen Ortes, 5 km vom Meer und 7 km von der Stadt Poreč entfernt. Die Nachbarschaft ist ruhig mit privaten Ferienhäusern und ist ansonsten von Wald umgeben.

Raumaufteilung:
Das Haus besteht aus einem Erdgeschoss und einem ersten Stock.
Im Erdgeschoss gibt es einen Eingangsbereich und ein sehr geräumiges offenes Wohnzimmer mit Küche und Esszimmer sowie ein Gäste-WC. Vom Wohn- und Esszimmer gibt es direkten Zugang zu zwei Terrassen, eine vor dem Haus am Pool und die andere überdachte an der Seite des Hauses.
Im ersten Stock gibt es einen Flur, von dem aus man in drei Schlafzimmer und zwei Badezimmer gelangt. Jedes Zimmer hat Zugang zum überdachten Balkon mit Blick auf den Pool und den Garten. Darüber hinaus hat eines der Schlafzimmer eine eigene große offene Terrasse.

Heizen und Kühlen:
Im gesamten Erdgeschoss und in allen Badezimmern ist eine Fußbodenheizung verbaut, für die noch eine Wärmequelle installiert werden muss (z. B. eine Wärmepumpe oder ein Elektroboiler). In allen Schlafzimmern wurden Installationen für Wandheizkörper eingebaut, die noch montiert werden müssen. Darüber hinaus gibt es Klimaanlagen zum Heizen und Kühlen im Wohnzimmer und in den Schlafzimmern, außerdem gibt es im Wohnzimmer einen Kaminanschluss.

Außenbereich:
Rund um das ganze Haus gibt es einen schön angelegten Garten mit Bewässerungssystem und an der Seite des Hauses gibt es einen offenen Parkplatz für drei Fahrzeuge. Vor dem Haus befinden sich ein Swimmingpool mit gepflastertem Sonnendeck und der größere Teil des Gartens. Das Grundstück ist komplett eingezäunt.

Sonstiges:
Das Eingangstor zum Grundstück ist elektrisch.
Vorbereitende Installationen für eine Solaranlage und eine Alarmanlage wurden durchgeführt.
Für den Bau einer Sommerküche wurden im Garten Wasser- und Stromanschlüsse installiert.
