Nekretnine Sinj - Veliko građevinsko zemljište s postojećim objektom u Satriću, na prodaju

Posredujemo u prodaji zemljišta smještenog u naselju Satrić pokraj Sinja. Na zemljištu se nekada nalazila škola. Vanjski okvir odnosno zidovi građevine su i dalje na zemljištu kao i priključci za struju i vodu.

Ukupna veličina parcele iznosi 3.534 m2 od čega oko 97 m2 površine zauzima građevina - nekadašnja škola. Zemljište se dijelom nalazi u izgrađenom dijelu građevinskog područja naselja, dijelom u postojećem koridoru županijske ceste te dijelom u području oznake "ostalo poljoprivredno tlo, šume i šumsko zemljište" koje nije podobno za izgradnju. Međutim, najveći dio zemljišta pripada građevinskoj zoni, s više od 2.200 m2 površine prikladne za izgradnju.
Sukladno tome, na ovom je zemljištu moguća izgradnja stambenog objekta te sadržaja naselja koji prate stanovanje (športsko-rekreacijski, zdravstveni, obrazovni, vjerski, trgovački, turističko ugostiteljski i servisni sadržaji, kao i prometne i zelene površine te komunalni objekti i uređaji). Kako je navedeno u relevantnom prostornom planu, bruto izgrađena površina građevne čestice za obiteljske kuće može iznositi najviše:
30% za otvoreni tip izgradnje, odnosno
50% za poluotvoreni tip izgradnje i građevine u nizu
Maksimalna visina obiteljskih stambenih građevina može biti: podrum, suteren, prizemlje, kat i potkrovlje, odnosno 8.5 m, a u slučaju višestambenih, stambeno-poslovnih i poslovnih građevina može biti: podrum, suteren, prizemlje, i dva kata, odnosno 12.0 m.

Sinj properties - Large building land with an existing building in Satric, for sale

We mediate in the sale of land located in the village of Satric near Sinj. There used to be a school on the land and the outer frame i.e. walls of the building are still present. The plot also has electricity and water connections.

The total size of the plot is 3,534 m2, of which about 97 m2 is occupied by the building - the former school. The land is partly located in the built-up part of the construction area of the settlement, partly in the existing corridor of the county road and partly in the area labeled as "other agricultural land, forests and forest land" which is not suitable for construction. However, the largest part of the land is in fact in the construction zone, with over 2,200 m2 surface suitable for construction.
Accordingly, on this land, it is possible to build a residential building and the contents of the settlement that accompany housing (sports and recreation, health, educational, religious, commercial, tourist catering and service facilities, as well as traffic and green areas and communal facilities and devices). As stated in the relevant spatial plan, the gross built-up area of a building plot for family houses can amount to a maximum of:

Immobilien Sinj – Großes Baugrundstück mit bestehendem Gebäude in Satric, zum Verkauf

Wir vermitteln beim Verkauf von Grundstücken im Dorf Satric in der Nähe von Sinj. Auf dem Gelände befand sich früher eine Schule, und der äußere Rahmen, d. h. Die Wände des Gebäudes sind noch vorhanden. Das Grundstück verfügt außerdem über Strom- und Wasseranschlüsse.

Die Gesamtgröße des Grundstücks beträgt 3.534 m2, wovon etwa 97 m2 auf das Gebäude – die ehemalige Schule – entfallen. Das Grundstück liegt teils im bebauten Teil des Baugebietes der Siedlung, teils im bestehenden Korridor der Kreisstraße und teils in dem als „sonstige landwirtschaftliche Flächen, Wälder und Forstflächen" gekennzeichneten Bereich, der nicht gekennzeichnet ist geeignet für den Bau. Dementsprechend ist es möglich, auf diesem Grundstück ein Wohngebäude und die siedlungsbegleitenden Inhalte der Siedlung (Sport- und Erholungs-, Gesundheits-, Bildungs-, Religions-, Gewerbe-, touristische Gastronomie- und Dienstleistungseinrichtungen sowie Verkehrs- und Grünflächen usw.) zu errichten Gemeinschaftseinrichtungen und -geräte). Die Bruttobebaute Fläche eines Baugrundstücks für Einfamilienhäuser darf laut Raumordnungsplan höchstens betragen:
30 % für offene Bauart, d. h.
50 % bei halboffener Bauweise und Reihenhäusern (Reihenhäuser)
Die maximale Höhe von Familienwohngebäuden kann sein: Keller, Untergeschoss, Erdgeschoss, Obergeschoss und Dachgeschoss, d.h. 8,5 m, und bei Mehrfamilienhäusern, Wohn-, Geschäfts- und Gewerbegebäuden kann es sein: Keller, Untergeschoss, Erdgeschoss und zwei Obergeschosse, d. h. 12,0 m.
