Jedinstvena kuća u staroj gradskoj jezgri Funtane

U srcu stare gradske jezgre Funtane, na mjestu nekadašnje stare kamene kuće, izgrađen je moderni stambeni objekt koji savršeno spaja tradiciju i suvremenost.
Ova kuća je osmišljena kao dvije stambene jedinice, s naglaskom na funkcionalnost i udobnost.
Prva stambena jedinica obuhvaća kompletno namješten i opremljen prizemni studio apartman od 31 m², koji je idealan za turistički najam.

Druga stambena jedinica podijeljena je na tri etaže i ukupne je površine 146 m2.

Prizemlje
U prizemlju se nalaze popločano dvorište od 30 m², ulazni hodnik, dvije radne sobe i kupaonica. Radne sobe, površine 13,70 m² i 11 m², lako se mogu prenamijeniti u spavaće sobe. Dvorište krasi stara maslina, klupica i elegantni detalji u kovanom željezu, stvarajući ugodan prostor za opuštanje. Unutarnje stepenice, izrađene također od kovanog željeza, dodatno pridonose estetskoj vrijednosti interijera.

Prvi kat
Na prvom katu smještena je spavaća soba, WC, ostava, kuhinja, blagovaonica i dnevni boravak. Dnevni boravak krasi podna opeka, kamin, a prozori okrenuti prema moru i Funtanskom arhipelagu ispunjavaju prostor prirodnom svjetlošću i stvaraju dojam terase.
Spavaća soba i blagovaonica su funkcionalno odvojene, koristeći pametne pregrade, poput ormara i polica, za maksimalno iskorištavanje prostora.
Pored kuhinje nalazi se mala ostava.

Drugi kat
Na drugom katu nalaze se dvije udobne spavaće sobe, kupaonica i terasa, mjesto za uživanje u zalascima sunca s nevjerojatnim pogledom na more i starogradsku jezgru Funtane.

Cijela kuća obogaćena je autorskim dizajnerskim detaljima i dekoracijama koje joj daju poseban karakter, čineći je ne samo domom, već i umjetničkim djelom.

Grijanje
Osnovno grijanje je na struju /pasivno konvekcijske grijalice. Priprema tople vode je na struju sa tri odvojena bojlera. Na svakoj etaži postavljeni su iverter klima uređaji.
Dodatno je moguće grijanje kaminom na drva iz kojeg se upuhuje topli zrak na kat i potkrovlje.

Kuća je kompletno adaptirana u periodu od 2007-2010 godine.

A unique home in the old town center of Funtana

In the heart of the old town core of Funtana, on the site of a former old stone house, a modern residential building has been constructed that perfectly blends tradition and contemporary design. This house is designed as two residential units, emphasizing functionality and comfort.

The first residential unit consists of a fully furnished and equipped ground-floor studio apartment of 31 m², ideal for tourist rentals.

The second residential unit is divided into three floors with a total area of 146 m².

Ground Floor
The ground floor features a tiled courtyard of 30 m², an entrance hallway, two work rooms, and a bathroom. The work rooms, measuring 13.70 m² and 11 m², can easily be converted into bedrooms. The courtyard is adorned with an old olive tree, a bench, and elegant wrought iron details, creating a pleasant space for relaxation. The interior staircase, also made of wrought iron, adds to the aesthetic value of the interior.

First Floor
The first floor includes a bedroom, a toilet, a storage room, a kitchen, a dining area, and a living room. The living room boasts a brick floor, a fireplace, and windows facing the sea and the Funtana archipelago, filling the space with natural light and creating a terrace-like feel. The bedroom and dining area are functionally separated using smart partitions, such as cabinets and shelves, for maximum space utilization. Next to the kitchen is a small storage room.

Second Floor
The second floor features two comfortable bedrooms, a bathroom, and a terrace, providing a place to enjoy sunsets with an incredible view of the sea and the old town core of Funtana.

The entire house is enriched with unique designer details and decorations that give it a special character, making it not just a home, but also a work of art.

Heating
The primary heating is electric with passive convection heaters. Hot water is provided by three separate electric boilers. Inverters for air conditioning are installed on each floor. Additional heating is available via a wood-burning fireplace that blows warm air to the upper floors.

The house was fully renovated between 2007 and 2010.

Ein einzigartiges Zuhause in der Altstadt von Funtana

Im Herzen des alten Stadtkerns von Funtana wurde an der Stelle eines ehemaligen alten Steinhauses ein modernes Wohngebäude errichtet, das Tradition und zeitgenössisches Design perfekt verbindet. Dieses Haus ist als zwei Wohneinheiten konzipiert, wobei der Schwerpunkt auf Funktionalität und Komfort liegt.

Erdgeschoss
Im Erdgeschoss befinden sich ein gefliester Innenhof von 30 m², ein Eingangsflur, zwei Büroräume und ein Badezimmer. Die Büroräume mit einer Fläche von 13,70 m² und 11 m² können leicht in Schlafzimmer umgewandelt werden. Der Innenhof ist mit einem alten Olivenbaum, einer Bank und eleganten Schmiedeeisendetails geschmückt und schafft einen angenehmen Raum zum Entspannen. Die Innentreppe, ebenfalls aus Schmiedeeisen, trägt zusätzlich zum ästhetischen Wert des Interieurs bei.

Das Schlafzimmer und der Essbereich sind funktional durch intelligente Trennwände, wie Schränke und Regale, voneinander abgetrennt, um den Platz maximal zu nutzen. Neben der Küche befindet sich ein kleiner Abstellraum.

Zweiter Stock
Im zweiten Stock befinden sich zwei komfortable Schlafzimmer, ein Badezimmer und eine Terrasse, die einen Ort zum Genießen von Sonnenuntergängen mit einem unglaublichen Blick auf das Meer und den alten Stadtkern von Funtana bietet.

Heizung
