Istarska kamena kuća u malom selu kraj Labina!

Ova mala i lijepo uređena, autohtona, Istarska kuća koju nudimo ima posebno mjesto u našoj ponudi. Ova mala, ali simpatično renovirana, kuća ukazuje na originalnost i jedinstven način života na ovom području. Glede toga Vam predstavljamo kamenu kuću u stilu skromnog starog i novog. Tlocrtna veličina kuće iznosi 67 m2 te nudi 134 m2 stambene površine.
Sagrađena je na zemljištu veličine 340 m2 te omeđena sa zemljištem u vlasništvu Republike Hrvatske što dodatno proširuje privatnu zonu ove nekretnine. Pogled seže do vrha planine Ćićarije i okolno zelenilo netaknute prirode.
U ovom ruralnom selu okruženi ptičicama i mirom, gdje je turističko iznajmljivanje urodilo odličnim plodom, a gdje i obiteljski život ima kvalitetniju formu, doživite mali komad raja na zemlji.

Ova se kamena kuća proteže na 2 kata, od kojih prizemni dio sadrži otvoren prostor garderobe i kuhinje sa blagovaonom, jednu kupaonicu i dnevni odvojen boravak tlocrtne veličine 22.5 m2. Kao nekad u tim istarskim kućama, drveno stubište vodi prema gornjem spavaćem dijelu gdje se nalaze 2 velike spavaće sobe.

Kuća je sagrađena za vrijeme rata (1940-ih godina), a pripada joj funkcionalna cisterna (3x3x3 = 27 m3) sa bunarom sagrađen 1952. godine. Ovdje se nudi ograđena terasa, pored velike natkrivene ulazne terase, a jedna mala se nalazi i sa stražnje strane kuće. Okućnica veličine 273 m2 prostire se u spomenuto zemljište u vlasništvu RH te nudi čistu prirodu, zelenilo i prirodnu vegetaciju gdje se može dodatno sagraditi bazen. Kuća se i zemljište u potpunosti nalaze unutar građevinske zone što omogućuje dodatno širenje kuće. Odmah pored nje nalazi se legalizirana ruševina veličine 30 m2 što smanjuje troškove geodetskih poslova i olakšava birokraciju širenja kuće unutar gabarita od 97 m2. Mali vrt upotpunjuje ljepotu nekretnine.

Kuća je u ljetnim danim veoma hladna unutra zahvaljujući debelim kamenim zidovima (prirodna izolacija), no za svaki slučaj tu je i klimatizacijski uređaj. Za grijanje se prije koristio štednjak na drva gdje se je i kuhalo, pa je sada ostavljena rupa u zidu za postavljanje peći na drva ili drvene pelete.

U potpunosti renovirana godine 2006. godine, kvalitetnom drvenom stolarijom, unutarnjim brodskim podom, debelom kamenom vunom između krova i gipsanih ploča, ugrađenim ventilacijskim sustavom kako bi kuća „disala", ova prelijepa nekretnina sa septičkom jamom, traži novog vlasnika.

Pozicija kuće je na samom rubu malog istarskog sela u okolici grada Labina, od kojeg Vas dijeli 9 km, a na prvoj plaži u Rapcu ste za 10-ak minuta vožnje (13 km).

Istrian stone house in a small village near Labin!

This small and beautiful, autochthonous, Istrian house that we offer has a special place in our offer. This small, but also minimalistically renovated, house points to the originality and unique way of life in this area. In this regard, we present to you a stone house in the style of modest old and new. The floor plan size of the house is 67 m2 and offers 134 m2 of living space.
It was built on a plot of land measuring 340 m2 and bordered by land owned by the Republic of Croatia, which further expands the private zone of this property. The view reaches to the top of the Ćićarije mountain and the surrounding greenery of untouched nature.
In this rural village, surrounded by birds and peace, where tourist rentals have borne excellent fruit, and where family life has a better quality, experience a little piece of heaven on earth.

This stone house extends over 2 floors, of which the ground floor contains an open wardrobe space and kitchen with dining area, one bathroom and a separate living room with a floor plan size of 22.5 m2. As in those Istrian houses, a wooden staircase leads to the upper sleeping area where there are 2 large bedrooms.

The house was built during the war (1940s), and it has a functional cistern (3x3x3 = 27 m3) with a well built in 1952. A fenced terrace is offered here, next to the large covered entrance terrace, and a small one is also located at the back of the house. The 273 m2 yard extends into the aforementioned land owned by the Republic of Croatia and offers pure nature, greenery and natural vegetation where a swimming pool can be additionally built. The house and land are completely located within the construction zone, which allows for additional expansion of the house. Right next to it, there is a legalized ruin of 30 m2, which reduces the costs of geodetic works and facilitates the bureaucracy of expanding the house within the dimensions of 97 m2. A small garden completes the beauty of the property.

The house is very cold inside on summer days thanks to the thick stone walls (natural insulation), but there is an air conditioner just in case. For heating, a wood-burning stove was used for cooking, so now a hole is left in the wall to install a wood-burning or wood-pellet stove.

Completely renovated in 2006, with quality wood joinery, internal shipboard flooring, thick stone wool between the roof and plasterboard, a built-in ventilation system to let the house "breathe", this beautiful property with a septic tank is looking for a new owner.

The position of the house is on the very edge of a small Istrian village in the vicinity of the town of Labin, from which you are 9 km away, and you are at the first beach in Rabac in about 10 minutes' drive (13 km).

Dieses kleine und schöne, autochthone, istrische Haus, das wir anbieten, nimmt einen besonderen Platz in unserem Angebot ein. Dieses kleine, aber ebenfalls minimalistisch renovierte Haus weist auf die Ursprünglichkeit und einzigartige Lebensart dieser Gegend hin. In diesem Zusammenhang präsentieren wir Ihnen ein Steinhaus im schlichten Alt-Neu-Stil. Die Grundrissgröße des Hauses beträgt 67 m2 und bietet 134 m2 Wohnfläche.
Es wurde auf einem 340 m² großen Grundstück errichtet und grenzt an Grundstücke im Besitz der Republik Kroatien, wodurch die private Zone dieses Grundstücks noch erweitert wird. Der Blick reicht bis zum Gipfel des Ćićarije-Berges und dem umliegenden Grün der unberührten Natur.
Erleben Sie in diesem ländlichen Dorf, umgeben von Vögeln und Frieden, wo touristische Vermietungen hervorragende Früchte tragen und das Familienleben eine bessere Qualität hat, ein kleines Stück Himmel auf Erden.

Dieses Steinhaus erstreckt sich über 2 Etagen, wovon sich im Erdgeschoss ein offener Kleiderschrank und eine Küche mit Essbereich, ein Badezimmer und ein separates Wohnzimmer mit einer Grundrissgröße von 22,5 m2 befinden. Wie in diesen istrischen Häusern führt eine Holztreppe zum oberen Schlafbereich, wo sich 2 große Schlafzimmer befinden.

Das Haus wurde während des Krieges (1940er Jahre) erbaut und verfügt über eine funktionsfähige Zisterne (3x3x3 = 27 m3) mit Brunnen aus dem Jahr 1952. Neben der großen überdachten Eingangsterrasse wird hier eine umzäunte Terrasse angeboten, eine kleine befindet sich auch auf der Rückseite des Hauses. Der 273 m2 große Hof erstreckt sich auf das oben genannte Grundstück der Republik Kroatien und bietet Natur pur, viel Grün und natürliche Vegetation, wo zusätzlich ein Swimmingpool gebaut werden kann. Das Haus und das Grundstück liegen vollständig innerhalb der Bauzone, was eine zusätzliche Erweiterung des Hauses ermöglicht. Direkt daneben befindet sich eine legalisierte Ruine von 30 m2, was die Kosten für geodätische Arbeiten reduziert und die Bürokratie für die Erweiterung des Hauses auf die Abmessungen von 97 m2 erleichtert. Ein kleiner Garten rundet die Schönheit des Anwesens ab.

Dank der dicken Steinmauern (natürliche Isolierung) ist es im Haus an Sommertagen sehr kalt, aber für alle Fälle gibt es eine Klimaanlage. Zum Heizen wurde früher ein Holzofen zum Kochen verwendet, sodass jetzt ein Loch in der Wand bleibt, um einen Holz- oder Holzpelletofen zu installieren.

Dieses schöne Anwesen mit einer Klärgrube wurde 2006 komplett renoviert, mit hochwertiger Holzschreinerei, Schiffsbodenbelag im Innenbereich, dicker Steinwolle zwischen Dach und Gipskartonplatte und einem eingebauten Belüftungssystem, um das Haus „atmen" zu lassen. Es sucht einen neuen Eigentümer .

Die Lage des Hauses befindet sich am Rande eines kleinen istrischen Dorfes in der Nähe der Stadt Labin, von der Sie 9 km entfernt sind. Den ersten Strand in Rabac erreichen Sie in etwa 10 Autominuten (13 km).
