The underlying concept for determining the optimal living atmosphere was creating a building which is at the same time open to nature and protected from the weather effects. This was achieved by giving balconies and terraces enough depth to provide a pleasant shade for the interior, while opening the building towards the garden and the sea through their large glass fronts.

The facades are covered with natural indigenous material- stone, characteristic for the natural Istria setting and reminiscent of the natural environment.

While the stone establishes a "dialog" with the tradition, other architectural elements such as balconies' dominant white concrete frame on the front and staircases on the back, define the architectural style as contemporary and minimalistic.
